ABCs of Staging
Appearance
The visual component of staging is most important for the potential buyer. Staging isn’t just an “indoor” activity. You should stage your home beginning at the curb and continuing throughout the house.
You will need to consider when the home was built and we should determine first if your home has become “dated” and is in need of an update. For instance:
- Do the walls need painted or is there wallpaper that needs to be removed?
- Is the flooring in good shape or do we need rugs to help update?
- Will furniture need to be removed or added to the home?
See my Do it Yourself home staging tips for more information on how to see your home from the potential buyer’s eyes and stage it for selling success.
Background
Offering my clients a background education on how to stage a home and why staging matters is an important part of the services I offer. I will come to your home to discuss your needs and to give you information on your particular situation. You may need a bid or they may need a consultation and we will discuss and determine which is best for you. I can do as little or as much as you like or need.
I will show you samples from my previous work portfolio to help you see how staging makes a visual impact. This will offer you examples and ideas on how I can help you stage your home to best appeal to buyers.
Education is a huge part of professional staging and I keep my own education updated to offer you the best and latest approaches as a professional home stager.
Cost
Everyone is concerned with the bottom line. The cost of your staging depends on a number of variables, including:
- Size of the house (how many levels/sets of steps)
- Size of the lot (if outside staging is required)
- The number of rooms/floorplan
- How much organization is required
- The general condition of the home
- Are your furnishings being used, or do you need furniture rental
Larger homes take more time and money to stage. Vacant homes usually cost more to stage than furnished homes. Furnished homes usually require a removal of items, but few additions. If the home is in particularly poor condition, staging costs will increase.
